House eighteen - character property

Another day another development opportunity, this time an old school with plenty of scope to make an amazing home. The location is in the Highlands, west of Inverness so John was simply humouring the process. But Liz thought that it was an absolutely gorgeous character property and an amazing building to potential live in. It's arched windows, multiple gables and large rooms were just incredible and full of history.



This former schoolhouse and school building were built circa 1870 and set in approximately 1.3 acres of ground. They are B listed stone buildings and offer excellent development potential with the main house in need of renovation and upgrading. The school halls have been stripped bare to leave a blank canvas for anyone wishing to develop those to either extend the main house or add an annex or studio/workshop.

The Schoolhouse is accessed via double hardwood doors to an entrance vestibule. The sitting room sits to the front of the property and the windows have far-reaching views to the River Glass. There is an open fireplace and two built in storage cupboards. The dining room sits to the rear and overlooks the rear garden and woodland. It has an open fire.


The amount of land around the building is perfect, the trees are just stunning, with the house set right back from the road. The front view opens out, across the road, onto open land with hills in the distance. In the estate agents photos it looks about perfect. Liz emailed the estate agent for more information.


Attached to the property is the former school which is split into two large open plan compartments and has excellent development potential for extending the existing property or adding an additional dwelling or studio/workshop (subject to necessary consents).

I noticed that were no internal photos on the website, and I wanted to see the size and condition of the lovely large rooms described. We got a message back from the estate agent and was pleasantly surprised by the kitchen and the beautiful staircase. But the school house rooms had been stripped out, including lifting the floors up to leave bare earth. I was still thrilled by the idea of renovating this stunning building.


We did a little scoot up and down the road on Google Street View and was disappointed to see that the view didn't quite match up to the photos on On The Market. The ground looked flatter and blander and the colours not as vibrant, and ultimately the location did not inspire us as the local amenities didn't seem to draw us.


And yet, looking back at the photos now, Liz feels like we have missed out on a really special opportunity.
