Planning permission had not been sought so it is a bit of a gamble as to whether it would be approved. However, from what we have seen Scotland planning is a lot more likely to be approved than England. And, when replacing an unsafe eyesore like this, as long as you plan something in keeping with the area it shouldn't be an issue - the theory being that derelict properties bring the whole area down, so planning is easier. It is understood septic tank, electric and water are on site making it easy to hook up essential services for a cheaper and more comfortable lifestyle than off grid options like boreholes and ground source heat pumps. Acreage is a little small at 0.33 acres, but it is surrounded by fields, which are ploughed right up to your boundary, which is a triangle of land bordering a no-throuth road for easy access.
'Salmonhall Cottages are located just outside the quiet Dumfriesshire village of Dornock. Famous for the Battle of Dornock in the Scottish Wars of Independence in 1333. The sand and mud banks of the Solway Firth are less than a mile away. The area offers boundless opportunities for the outdoor enthusiasts. These include salmon and sea trout fishing on the nearby Rivers Nith, Annan and Border Esk. There are a number of excellent golf courses nearby in addition to the Seven Stanes mountain bike centres of Ae, Newcastleton and Dalbeattie. The mild climate which the area benefits from is ideal for gardeners and length of the growing season allows for a great variety of plants to flourish.'
The gardening was a great bonus for me as I do love having a garden. It would be nice to be able to have some nice borders, maybe a veggie patch and a little fruit orchard.
But, here is the kicker, and probably why it is still on the market three months later, and the reason it is important to check out Google thoroughly. By using Street View we could cruise up and down the road outside the cottages to see just how bad it was.
Access to 1 & 2 Salmonhall Cottages is through the village, which is the location of an Abattoir, processing Scottish lamb produce. The cottages are situated about 500 yards to the south of the Abattoir buildings. But...if you love lamb then there might be a sweetener there, you never know!
