House seventeen - Back to the drawing board!

Blimey! It's been a month since we posted anything as we have been soooo busy! All will be revealed soon, but in the meantime, this is what has been going on on the property search front.


August 2022:

By now our enthusiasm for this quest had waned. Two trips to Scotland, a dream house on North Uist that we didn't win, completely exhausted by the travel, perpetual research, investing, rejecting and being rejected. The property market seemed to have stalled, and we felt like we were scrabbling around for 'also rans'. Not want you want to do when looking to buy a house - probably the largest financial commitment in your life!


Development opportunities were and are still out there for those looking for a chance to make something of something. This one did catch our eye, but in all probability it was of a scale a long way beyond our means and skillset, both financial and physically.


Development Site, 50 Greenlaw Farm Holding, Foulden, Berwickshire, £240,000

An opportunity has arisen to acquire a former farm steading with planning permission granted by Scottish Borders Council under ref: 21/01177/FUL for conversion into 4 residential units (subject to a schedule of conditions). Unit 1: 172 sq. metres - 4 bedroom, 2 storey. Unit 2: 123 sq. metres - 3 bedroom, 2 storey. Unit 3: 129 sq. metres - 3 bedroom, single storey. Units 4: 157 sq. metres - 4 bedroom, single storey.

At first glance this project looks incredible. A really good size for the money and the potential to sell on three quarters of it to get back the money invested, and still leave you with a beautiful home once complete. You could even do it in stages, using the first one's resale to fund the next one, if it all went to plan.


The stone work looked to be in fantastic condition, the rooflines were straight, the window and door frames looked sturdy and there was a good plan approved for its conversion. The down side was the lack of land around it, but the particulars said more could be purchased by separate agreement.

The property occupies a peaceful location, on the periphery of the popular village of Foulden and benefits from panoramic views over the surrounding countryside, towards the Cheviot Hills. The A1 (T) road and Berwick upon Tweed's train station are within 5 miles and there is easy access to the beautiful heritage coastline and surrounding countryside.

The surrounding area looked green, although agricultural, so could be barren int he winter when there were no crops planted, and it was very flat leaving little of interest to engage you when you looked out of the window.


Sadly the surrounding buildings and the lead to the site was unattractive, and disappointing. And, of course Liz's eyes were bigger than our wallet, and her perpetual optimism (or lack or realism) meant that ultimately this project was much too big for us.
