What has amazed us about the process of buying in Scotland is just how long it seems to take to happen. We have been following the progress of the various houses we looked at, and especially those we bid on, to see how they are doing and just how much they sold for. We are still slightly behind in this story telling, so these updates are moving right up to date to 15th October 2022. Here is a quick summary of the journey of those houses...
Sold and registered
26 Balallan, Outer Hebrides, the first house that caught Liz's eye and was a total wreck, went to under offer in April just a few days after going on the market. We now know it sold for the asking price of £55,000
4 Glenginnet Road, Barr, the fire-damaged auction property sold for £19,250 and was registered with the Land Registry on 19.7.22. Interestingly it was registered again at £55,500 on 25.8.22 - that is one heck of a quick turn around!
Moved quickly to under offer, but still hanging in that state months later
Our favourite property Obain Uaine, North Uist, Outer Hebrides moved quickly to under offer when our bid was unsuccessful at the beginning of August, but here we are in mid October and it's still showing under offer. They had wanted to be out by October as they had a grandchild on the way on the mainland, so we hope they aren't unduly delayed
The property that lead us to our road trip, The Mill House and Steading at Old Ellick, moved to under offer in line with the closing date we were rushing towards, first week of August, but mid October - still under offer
Loch Droma, the love/hate property, sold at the end of May (not to us, thank the Lord) but was still showing as under offer at the end of August....more to come on this one later!
Other properties still showing as Under Offer as of 8.10.22 are:
Greenbogue Steading
New Luce (as a side note this house also sold in 2008 for £86,000)
Woodside Cottage, Chapleton, with resident grumpy farmer
Ardgeith Steading Development, Strathdon (went under offer just a few days after we viewed it at the beginning of August) (as a note of interest, it also sold in 2016 for £52,500)
Upper Rusko Steading, The Fleet Valley, development opportunity (went under offer early June)
Nutwood House & Nutwood Cottage, the house and cottage with it's own coastal strip (went under offer end of August)
Craigmalloch, the loch-side activity centre (went under offer in April. What is going on that is taking so long?!)
Moved quickly to under offer and concluded quickly
The bonus property from our road trip: Croft, Muir Of Ord, sold quickly after being listed in August and in mid-October it's showing as sold. We're checking Land Registry for a sale price. Two months from listing to completion
Wee Knockinaam, with it's own wooded hill and beach front with caves went under offer in June, very soon after being put up for sale, and was sold as of mid-September but still not registered
Mid-Dalziel Farmhouse, Dalcross, the one under the Inverness airport flight path sold mid-September after a few weeks on the market. No price on the Land Registry yet
No takers
Salmonhall Cottages, the one with a view over the abattoir, is still for sale despite being on the market all the summer
As is Kirkbride House, Gelston, the beautiful 5 bed barn conversion, which is also hanging around, and we think this must just be because it is overpriced
