Update on sale prices

This will be the last time we check out the sale prices, to see how the rest of the houses we looked at fared, as it is perhaps a bit of a dry subject. We have been very interested to see how they did, especially our favourites. Some real surprises, others not so much (John's favourite, and mine, House 2 Loch Droma!)



  • House 1 - 26 Balallan, Outer Hebrides, the first house that caught Liz's eye and was a total wreck, went to under offer in April just a few days after going on the market. It sold for the asking price of £55,000

  • House 2 - Loch Droma, the love/hate property, sold at the end of May 2022 (not to us, thank the Lord) but was still showing as under offer at the end of July. However, it was then back on the market in August for the same price of offers over £270,000. Back under offer by mid-November, still showing as under offer in March 2023, and then back on the market again for the same price mid-July 2023. Starting to think we really did have a lucky escape on this one, as there is clearly something going on with it! Finally sold and registered by end-Jan 2024 at £250k. Suspect the family will be glad to be rid of it by now!

  • House 3 - Craigmalloch, the loch-side activity centre, went under offer in April and the sale price finally came up in December. Offers over £250,000, sold for £350,000!

  • House 4 - Wee Knockinaam, with it's own wooded hill and beach front with caves went under offer in June, very soon after being put up for sale, and was sold as of mid-September and price came up in December. Offers over £295,000, sale price £425,000! (Side note - Knockinaam hotel, next door, was named as best hotel in Scotland for 2024 https://www.thenational.scot/news/23861247.scotlands-best-hotel-2024-named-prestigious-guide/)

  • House 5 - 4 Glenginnet Road, Barr, the fire-damaged auction property sold for £19,250 and was registered with the Land Registry on 19.7.22. Interestingly it was registered again at £55,500 on 25.8.22 - that is one heck of a quick turn around!

  • House 6a - Nutwood House & Nutwood Cottage, the house and cottage with it's own coastal strip, was on the market for £500k, went under offer end of August and was registered at £497,500 in December, just under the asking price

  • House 6b - Kirkbride House, Gelston, the beautiful 5 bed barn conversion, which is also hanging around as of Feb 2024, and we think this must just be because it is overpriced. Offers over £495,000 - no takers

  • House 7 - Upper Rusko Steading, The Fleet Valley, development opportunity. On for offers over £125, it went under offer early June and finally registered in July 2023 at £135k

  • House 8 - Mid-Dalziel Farmhouse, Dalcross, the one under the Inverness airport flight path sold mid-September after a few weeks on the market. Offers wanted over £335,000 Finally selling price £328k

  • House 9 - Salmonhall Cottages, the one with a view over the abattoir, was finally showing as under offer as of mid-November 2023 having taken over a year to find a buyer. Offers Over £120,000 and sold for the asking price on the nose

  • House 10 - Ardgeith Steading Development, Strathdon was on the market for £150k and went under offer just a few days after we viewed it at the beginning of August and sold for £148k in May 2023 (as a note of interest, it also sold in 2016 for £52,500)

  • House 11 - The Mill House and Steading at Old Ellick, moved to under offer in line with the closing date we were rushing towards, first week of August, but sale price was not registered until early 2023 at £370k - £100k over the asking price of £270K!

  • House 12 - Woodside Cottage, Chapleton, with resident grumpy farmer, was offers over £140,000. It was under offer by October 2022 and finally registered as sold in May 2023 for £171k - good luck to whoever takes that one on!

  • House 13 - Croft, Muir Of Ord, sold quickly after being listed in August and in mid-October it's showing as sold. We're checking Land Registry for a sale price. Two months from listing to completion - offers over £265k, sale price £275k

  • House 14 - Obain Uaine, North Uist, Outer Hebrides moved quickly to under offer when our bid was unsuccessful at the beginning of August 2022. It was on the market for £280,000, we offered £340,000 and the actual sale price is now revealed as £351,000. We missed out on it by just £11,000.

  • House 15 - Dirniemow, New Luce, the little house on the windy hill, was on the market £170,000. It was finally under offer as of 12th November and the sale price was revealed as £168,500. (As a side note this house also sold in 2008 for £86,000, so someone did some work on it and potentially made a nice margin on the sale)

  • House 16 - Greenbogue Steading, Dumfries was under offer by Jan 2023, and register sale price revealed as £197,155 in July. Originally for salae at OIRO £150k

  • House 17 - 50 Greenlaw Farm, the development opportunity in Dumfries and Galloway, is also finally showing as under offer as of mid-November 2023. On the market for £240k. No sale price available as of November 2023

  • House 18 - The Old School and School House in Beauly. Offers over £175k, sold for £230k by July 2023

  • House 19 - Millside Cottage, with 6 acres and loch frontage was marked as sold mid-Sep 2022 but not registered until July 23 at £434k. Offers over £310,000, so a well deserved £124k over asking

  • House 20 - Pockleaf, the secret, off-grid woodland retreat was showing as sold by Jan 2022 and the price was revealed as £301k by July 2023 - way over the asking price of offers over £150,000 - this is the record!

  • House 21 - Marlake Cottage, Lochmaben, had a closing date for offers of 21.9.22 and was still showing as 'Under offer' in November 2023 over a year later! Finally registered with Land Registry as of January 2024 at £350k! Was on the market for offers over £210k.

  • House 22 - Ardnaslighe (Escape to the Country house 1), was still showing as for sale in January 2023 but sold for £357,500 by May 2023, 8 months after we viewed it. On the market for £325,000

  • House 23 - Glebe Cottage, Whitehouse (Escape to the Country house 2), was on the market for £350k, under offer by late Jan 2023, and then weirdly, the next time we looked it up had been changed to 'fixed price £385k' still showing as under offer in February 2024.

  • House 24 - Clacheranmor (Escape to the Country house 3), on the market for £270k, sold to us mid-September 2022 shortly after going on the market and sale completed 11.11.2023 for £310k
